What’s in a CMA? “Comparative Market Analysis” What is a Comparative Market Analysis (CMA)? A CMA is the most accurate way for home sellers to determine their home’s value, short of actual bids once the home is on the market. As part of this class, you will work on case studies, as well as learn:

  • The importance of the property archive report.
  • What makes a good comp and what does not.
  • How to decide if the adjustment is a + or –.
  • How to explain why valuing houses by the $/SF method may not be correct.
  • To calculate the month’s supply of inventory and the hotness factor for a market.

This class will discuss the truth about reverse mortgages and will debunk some of the most popular myths:

  • “If it sounds too good to be true, it is probably a reverse mortgage.”
  • “When I originate a reverse mortgage, I must give the title to my property to the federal government.”
  • “I can’t do a reverse mortgage because I can’t qualify.”
  • “I will have to pay income tax on the equity I receive.”
  • “I am limited as to how I can use the money I receive from a reverse mortgage.”
  • “If I sell my home, I will have to pay back the amount of money I owe plus a portion of any appreciation I have realized.”

Hardships are defined as divorce, medical debt, job lay-off, job relocation, and escrow shortage. CRS 206 “Technologies to Advance Your Business” – Through this solution-oriented course, you will learn how to better utilize digital imaging; examine a variety of virtual tours and their marketing applications; understand the power of PDA’s and other handheld computing technologies; and much more. Course content includes:

  • Using Contact Manager
  • Creating printed and multimedia presentations
  • Online services, e-mail and the Internet
  • Improving time management
