More Homes, More Choices: Collin County Housing Market Gains Inventory in March

CCAR reports a surge in new listings during March 2025 gave homebuyers significantly more options, signaling a shift toward a more balanced housing market.

New listings in Collin County increased by 26.5% compared to March 2024. Combined with already growing inventory levels, this gave buyers 53.5% more homes to choose from year-over-year (4,890 vs. 3,186). As a result, the county’s housing supply climbed to 3.6 months—up 1.1 months from the previous year. A balanced market is typically considered to have around a 6-month supply.

With more homes on the market, properties stayed listed 18 days longer on average and sold for 3.1% less than the year prior.

"Collin County’s housing market is evolving. Buyers now have more choices, more time, and more negotiating power than they’ve seen in recent years," said CCAR President Jennifer Parker. "This increase in inventory is a positive development for both buyers and sellers, as it brings us closer to a more sustainable market environment."

That sentiment is supported by a 21.9% increase in homes under contract year-over-year, indicating buyers are actively engaging with the expanding market.

Statewide, housing inventory rose 30.7% year-over-year, reaching 4.8 months of supply. Meanwhile, Texas’ median home price increased by 1.0% to $339,990. Across major counties, median prices varied: Dallas County rose 2.4% to $380,000, Harris County increased 3.5% reaching $328,217, and Travis County saw a 5.7% increase to $539,000.
