WHAT IS A REALTOR®?
We’ve all heard the term “REALTOR®” thrown around from time-to-time to describe a professional individual who helps others buy or sell a home. However, those who are a REALTOR® are a member of the National Association of REALTORS® and are committed to a higher standard of excellence. In the state of Texas, a REALTOR® is licensed by the Texas Real Estate Commission. REALTORS® also earn specific designations that allow them to offer a specialized knowledge base and experience to their clients. From a Code of Ethics that must be followed, to knowledge of the most current housing laws and codes, hiring a REALTOR® will save you time, money, and stress.
HOW TO FIND THE RIGHT REALTOR®
When setting out to find the right REALTOR® to sell your house, make sure you don’t choose your agent based only on compensation. There are many other factors to consider other than their rate, for example, the specific designations the REALTOR® holds. Another thing to consider when hiring a REALTOR® is his/her reputation–ask around and don’t be afraid to interview more than one agent.
MARKETING
When selling your home, it’s important that buyers see it! Make sure before you hire an agent that you know how he/she plans to market your home. If buying another property after the sale of your house, make sure that your agent knows how to utilize marketing mediums to search for homes to show you. All agents have different marketing styles and strategies, and it’s imperative that you’re comfortable with how your home is marketed.
THE RIGHT ASKING PRICE
When selling your home, of course you want to make as much money as possible. However, it’s not the best plan to hire a REALTOR® solely because they propose the highest asking price. Make sure you hire an agent who knows the market and determines the asking price of your home based on factors such as neighborhood, state of the house, special amenities, etc. If your agent prices your home too high, it isn’t going to help sell it anytime soon. If you’re buying another home, make sure your agent considers these factors as, well so you don’t overpay.
COMMUNICATION
Last, but certainly not least, is finding out how your agent will communicate with you. Be sure to discuss this with the REALTOR® to make sure that his/her communication style will mesh well with yours. Do you prefer phone calls? Texts? E-mail? How often do you wish to communicate with your agent? These are all important questions to address before hiring a REALTOR®, because it prevents communication from being a barrier during final negotiations.
